John Savard Speaks at Real Estate Investment Network (REIN) as Office Leasing Expert
February 8, 2011

John Savard was guest speaker at the Real Estate Investment Network on February 8, 2011 as the commercial real estate expert.  He shared his latest research showing that high vacancies in the city were caused primarily by unprecedented supply of new commercial real estate inventory in the downtown area of almost 7 million sf in the past 4 years (20% increase in 4 years).  That despite popular belief, the commercial leasing market has seen record-breaking demand in 2010 resulting in 34.4 million sf of occupied space, even higher than the peak demand in the boom of 2007 of 33.6 million sf. This is an indication that the commercial real estate market has turned the corner, and that residential real estate should follow suit with the expected increase of jobs planned by downtown businesses.  With an average of 300 sf per employee, this is at least 8600+ jobs expected in the downtown area.

John Savard, vice-president with CITI Commercial Real Estate Services, said 2010 began with a great amount of uncertainty as 2009 ended with negative absorption of almost 1.6 million square feet.

"2010 in comparison, ended with record total absorption of over 2.6 million square feet," he said. In its calculations, CITI has added the 1.7 million-square-foot Bow tower in the downtown office inventory.

"Interestingly, the average (central business district) office tenant requires an average of 300 square feet per employee. This suggests the (central business district) will hire 8,600 new employees," he said.
